Nimetatud kinnistu kogusuurus on 43963 m2, millest on k\u00e4esoleva lepingu raames plaanis arendada ca. 20000 m2. Nimetatud maavaldus asub P\u00e4rnu j\u00f5e \u00e4\u00e4res kiiresti arenevas piirkonnas. Nimetatud maa raamatupidamislik v\u00e4\u00e4rtus on ca. 700 tuh. EEK (ca. 45 th. EUR). Seoses kiiresti t\u00f5usvate maa hindade ja kasvava n\u00f5udlusega k\u00f5rgetasemelise elamu\u2013 ja kontoripindade j\u00e4rele otsustas Ettev\u00f5te \u00fcmber planeerida ja arendada kinnistu, mis on praegusel hetkel paljuski kasutuseta. K\u00e4esoleva lepinguga arendatav krunt on t\u00e4iesti lahus oluliselt suuremast Niidu t\u00e4nava kinnisvaravaldusest (kokku ca. 400000 m2) ja viimati mainitut leping ei puuduta. Ettev\u00f5tte hinnangul on v\u00f5imalik aktsion\u00e4ridele enim v\u00e4\u00e4rtust luua muutes k\u00e4esoleva krundi detailplaneeringut ja potentsiaalselt ka ise kinnistut arendades. Seep\u00e4rast otsustati ka kinnistut t\u00e4naste turuhindadega mitte m\u00fc\u00fca.<\/div>\n<div>\u00a0<\/div>\n<div>Allkirjastatud lepingu kohaselt saab arenduse juhtimise eest vastutavaks AS Trigon Capital. AS Trigon Capital m\u00e4\u00e4rati teenuse osutajaks seoses ettev\u00f5tte s\u00f5ltumatusega k\u00f5igist kohalikest ehitusettev\u00f5tetest, mis AS Viisnurk juhtkonna hinnangul annab talle parima positsiooni loomaks l\u00e4bi arendusprojekti enim v\u00e4\u00e4rtust AS Viisnurk aktsion\u00e4ridele. Trigon Capitali poolelt on projektijuhiks m\u00e4\u00e4ratud Aivar Kempi, kes liitus ettev\u00f5ttega ca. 1,5 aastat tagasi, olles varasemalt t\u00f6\u00f6tanud juhtival positsioonil AS Merko Ehituses. Hr. Kempil on enam kui 20-aastane kinnisvara arendamise alane kogemus Baltikumis. Allkirjastatud lepingu kohaselt makstakse Trigon Capitalile kvartaalset juhtimistasu summas 5000 EUR (78233 EEK), limiteeritud maksimaalselt 20000 EUR (312932 EEK), samuti edukustasu 20% detailplaneeringu muutmisega ja ala arendamisega loodud netokasumilt. Netokasumi arvutamisel v\u00f5etakse aluseks t\u00e4nane maa turuhind, mille m\u00e4\u00e4rab s\u00f5ltumatu hindaja. Samuti arvestatakse aastaseks inflatsioonim\u00e4\u00e4raks 6%, millelt AS Trigon Capitalile edukustasu ei maksta.<\/div>\n<div>\u00a0<\/div>\n<div>AS Trigon Capital on juhtiv investeerimispanganduse ja juhtimisteenuseid pakkuv grupp, mille enamusakstsion\u00e4r on Hr. Joakim Helenius, kes on samuti AS Viisnurk n\u00f5ukogu liige.
